Okay… I am not going to go into details and denfense about why my husband and I had to file bankruptcy last year other than we got hit hard from the recession and had to live on our credit cards. Which we use and PAY OFF monthly (we always had good payment practices ect until we had no money to work with). We have a mini van that my inlaws with perfect credit have the loan in thier name (since obviously we didn’t qualify) we have been making the payments on it on time for over a year. However the credit union said they should be able to put either my husband and maybe myself as secondary on the loan. As soon as we have our names on the loan, we have about 5,000 to 7,000 cash that we can put towards the loan. The loan is currently about 12000. Quick snapshot of our situation… We are looking to purchase our first home next year when our current home lease expires around May. She has excellent credit (+750 FICO) and I have been building my credit (high 600’s now, no baddies but not a thick file). She will be 30 and I will be 26 when we apply. I have a good paying job and will have held it for 2 1/2 year when we apply, she will be fresh out of graduate school with her Master’s with little experience in the professional world. We will have ~ $20,000 saved up for a down payment, and are looking to secure a $240,000 mortgage. We do not want a conventional mortgage where we need 20% down, that is just not realistic for us (obviously…look at our down). I am interested in using an FHA lender, and according to their site their lenders do not base solely off the credit score, and they also discourage the ARM loans, which we are not interested in. Now that the info is out there, the fact is that we are not married….however by the time May rolls around, we will probably be engaged. The ring has been purchased 🙂 Does applying for a mortgage as a non-married couple have a adverse effect on a mortgage decision rather than a married couple? I guess my rationality about this, is that married couples have joint liabilities for debt, whereas non-married only have liability assumed for joint debt that is incurred in both their names….so would the mortgage lender be more apt to approve us if we were married, or is that not really a factor?"

Well, I always thought that you apply for a mortgage, say, for 150,000 (example house price) and, assuming the application is approved, the bank gives you the money and charges and interest rate of, say, 50%. You then have to pay the bank back a total of 225,000 (150,000 + 50%). Say you get this mortgage over 20 years then you will then have to pay 937.50 per month (225,000 / 240 months) for the remainder of this period. Now this to me seems the most logical way a mortgage would work. However, when I ask my mum about how mortgages work she says she is only paying off the interest. This just don’t make any sense to me. When is the principal paid back then? I also know that when the government cuts the interest rate slightly (which then gets passed on to the banks) this reduces the monthly payments of a mortgage lender each month. Why would you only pay the interest back but not the principal? This is just completely confusing. Could someone please explain how a mortgage works and please use an example with numbers, it will be a whole lot easier for me to understand it that way."

they have omitted the hyphen from my family name so when I search the register under my proper name there is no record for me. Is the bankruptcy order valid? This was caused solely by my local authority taking action for non payment of council tax. at that time i was seriously ill and they should have been applying council tax benefit which they failed to do. I was too ill to attend the court but they went ahead without me. It happened in 2005; do i have any right to appeal given it was so long ago?

Hello! I’m a first year college student, and I’m having some trouble with my financial aid. I will receive 5,500 this year while my total cost of attendance is 7,200. I also would like to add to that total expenses for a new car (Old one died right before school started and while I can get a ride, I will need a clunker to get to at least work and back) and a lap top as my desktop computer is a joke (Windows 98. No I’m not joking.) My parents are seeing if they can get a PLUS loan, but because they may not be able to do that due to stipulations in there bankruptcy. If they cannot, I am stuck about 7k short of where i was hoping to be. My question is this: Should I try to acquire a personal loan for the 7k, with my awful credit, and get my car, laptop, tuition, school supplies and a small buffer taken care of and then just pay back the interest and loan while I can? I recently just missed a payment of $11 on my credit card by 5 days. I usually get email reminders but my email was down so I didn’t get one. I am paying bills on time now (I learned my lesson the hard way) and was wondering what else I could be doing to rebuild my credit. I understand that those accounts that went to collections can stay on my credit for up to 7 years and my credit report showed that couple of those will remain on there until 2011. When I called about it, I was told that my payment was due September 6th. My relative is contemplating filing a 7 bankruptcy. She owns her home and can make the payments fine but has few little things that she is having a very hard time paying back/ a few credit cards (2) and a roomstore bed. The total cost of what she is having a hard time paying back is only about $3,000 but because of interest it has gone up to about $4,000.
